B DISTRICT POLICE OPEN HOUSE TO BE HELD
========================================

The Buffalo Police Department in conjunction with the Buffalo Police Chaplains and the Citizen Advisory Group to the Police Commissioner will host a Police District Open House. The B District open house, at Main Street and Tupper Street, will take place on Thursday March 10, 2005 from 4-6 PM. The B District serves the Kleinhans neighborhood. All are encouraged to come and meet your local Buffalo Police representatives and Police Chaplains. This is an excellent opportunity to network with other members of your community! KCA INSTRUMENTAL IN HELPING TO SAVE ABANDONED HOUSES IN ALLENTOWN
=======================================================================

After several years of diligent efforts, the Kleinhans Community Association has helped to save two historic houses in Allentown: 32 St. John's Place and 364 Hudson Street.

The two houses, while architecturally and historically significant, have fallen on hard times. The house at 32 St. John's Place suffered a small fire and was abandoned by its previous owner. The house at 364 Hudson Street was part of an estate, but became involved in a mortgage scam. It was was then vandalized and looted of its plumbing and fixtures. About three years ago, both properties were foreclosed by the City of Buffalo.

In 2004, the KCA, through the efforts of David Granville and Chris Brown, began a marketing effort to find a new owner for the houses:

  • A sign "BUY THIS HISTORIC HOME" was installed in front of 32 St. John's Place to market the property, based upon successful efforts in Galveston, TX.
  • A web site was developed to market 32 St. John's Place.
  • Articles about the efforts to save 32 St. John's Place were publicized in the Allentown Neighbor, the newsletter of the Allentown Association, Inc.
  • In the fall of 2004, Al Litto, (a real estate developer who has restored the house at 292 North Street at Arlington Place) along with David Granville, Chris Brown and Tim Wilkinson put a tarp over the damaged roof helping to secure the building.
  • Meetings were held with Harvey Garrett of the West Side Community Collaberative; Hon. Brian C. Davis, Ellicott District Councilman; John Hannon, City of Buffalo Director of Real Estate as well as representatives from the tax assessor's office and corporate council on strategies to sell the houses at a reasonable sum to someone who could demonstrate the ability to restore them.
  • In October, 2004, the Kleinhans Community Association with help from Dinah Gamin, Joyce Berg, Mark Goldman, Chris Brown and David Granville sponsored a series of neighborhood walking tours highlighting these homes, among others for sale. Over several weekends, nearly 100 people attended the tours.
These efforts paid off. In addition to speaking with people who attended the walking tours held in October 2004, the KCA also spoke to over 100 prospects interested in the properties generated by the marketing efforts. At least three serious parties came forward. On March 2, 2005, a contract was signed between the City of Buffalo and Ted Flemming, a developer who has a successful track record restoring historic properties.

The houses were sold as a package deal, as the rear of the properties abut one another; 32 St. John's Places does not have any offstreet parking, while 364 Hudson Street has offstreet parking and a garage. Therefore, the packaging of the two properties will provide offstreet parking for both structures. Mr. Flemming has previously completed restorations in the West Village Historic District. He plans to convert 32 St. John's Place into two townhouse style apartments and 364 Hudson Street into three apartments.

The community is thrilled that these buildings will be saved and continue to contribute to the historic fabric of the Allentown and Kleinhans neighborhood. 364 Hudson Street was built in 1880 and its steeply pitched roof and carved window moldings are good examples of the High Victorian residential style of architecture popular in Buffalo during the late 1870s and early 1880s. During the first 12 years of the building’s existence it served as the home for two distinguished mariner families: James J. H. Brown and later, Thomas Maytham, owner of the famous Maytham tug boat line. Maytham lived at 364 Hudson Street until he built the mansion at 26 Richmond on The Circle in 1892.

32 St. John's Place is a distinguished shingle style house built in 1887 for Howard Bryant, a writer for the Buffalo Evening News. Sometime later, Howard’s wife Jennie was widowed from him and remarried William R. McNiven who moved from Symphony Circle into this home. The home features a front porch with short clustered Doric columns that support round and segmental arches with saw-tooth edging and a shed style roof. The hipped dormer on the third floor shelters a recessed porch with a paneled balustrade and French style windows.

A meeting with Mr. Flemming, the Kleinhans Community Association and Heart of the City Neighborhoods, Inc. is scheduled for March 8, 2005.

JOIN NEIGHBORHOOD RESIDENTS FOR DINNER AND HELP A GREAT CAUSE

On Tuesday, April 26, 2005, Buffalo will host its 2nd annual Dining Out for Life Event, a fun event that helps to benefit AIDS Community Services and AIDS Family Services, organizations that employ and provide critical services for several Kleinhans neighborhood residents. Liz and Ben Kolken, owners of the Quaker Bonnet Eatery at 175 Allen Street near Elmwood Avenue will be hosting a special dinner for the event. 25% of the proceeds will be donated to ACS/AFS.

PORTER CENTER FOR HEALTH, MEDITATION AND MARTIAL ARTS OPENS ITS DOORS

The long-vacant storefront at 485 Porter Avenue at the southeast corner of Porter Avenue and Normal Avenue now hosts a service business for the community. The Porter Center for Health, Meditation and Martial Arts opened to the Buffalo community in Aug./Sept. 2004. The founders, Mo K. Saladin L.Ac. and Quinn Caya, wanted to provide an educational and healing setting that would enable others to overcome health problems and enhance their own lives.

The Porter Center has both a studio for practicing movement arts such as Yoga and Tai Chi and an acupuncture clinic for those who need to address chronic and acute health problems. The Porter Center is currently gearing up for the addition of a massage room.

At the Porter Center, students learn the principles and skills of what is taught in an honest and straight-forward manner. Weekly classes include Yoga, Tai Chi, Self Defense & Fitness, Ba Gua Kung Fu, and Youth Martial Arts.

Mo K. Saladin L.Ac., directs the acupuncture clinic at the Porter Center. In 1975, he graduated from the Hong Kong College of Acupuncture & Moxibustion (in association with the James Stevens Acupuncture Clinic in Boston Massachusetts). Quinn Caya is a certified ‘Level III’ Reiki therapist and instructor. During his formative years, he was a resident at Kripalu Yoga Ashram. Quinn began studying Chinese Martial Arts and Taoist Chi Kung in late 1996.

Janet Hinkel has been a Yoga practitioner for 13 years, and is currently training and teaching in the Iyengar Yoga tradition. Jumanne Pitts has over 15 years experience in martial arts and fitness training. He has trained in martial arts styles of China, Indonesia and Brazil. Jumanne is currently studying Exercise Science and Athletic Training at the University at Buffalo.

KLEINHANS COMMUNITY ASSOCIATION WORKS TO BEAUTIFY AREA PARKING LOTS

The Kleinhans Community Association is working with the Buffalo School Board to remove the ugly fencing at the School 36 Parking Lot on Hudson Street at the foot of Orton Place.

The KCA is also investigating the parking lot on Wadsworth Street at the corner of Hudson Street to determine who is managing the lot and how the lot is being protected for the use of area residents.



The Allen-West Art Festival will expand down the entire length of Wadsworth Street in 2005.

ALLEN-WEST ART FESTIVAL TO EXPAND TO ENTIRE LENGTH OF WADSWORTH STREET

The very successful Allen-West Art Festival will be expanding this year. The Allen-West Art Festival is a fund-raiser for the Allentown Association, Inc. and takes place on the same weekend as the Allentown Art Festival on Saturday June 11 and Sunday 12, 2005. The Allen-West Art Festival will feature local arts and craftspeople and will take place on Allen Street from Elmwood Avenue to Wadsworth Street and the entire length of Wadsworth Street from Allen Street to Symphony Circle.

The Festival itself will take place from 11AM to 6PM each day, but the streets will be blocked off from 10 AM until 7 PM. Hudson Street will be blocked off at Plymouth Avenue, forcing all Hudson Street traffic either south on Cottage Street or north on Plymouth Avenue. St. John's Place will be closed off as well, so all St. John's Place residents will need to access their home either from Orton Place off Pennsylvania Street or off Hudson Street.

KLEINHANS COMMUNITY ASSOCIATION LEADS TOUR OF MUSIC HALL TO ARKANSAS UNIVERSITY STUDENTS

On March 30, Chris Brown, president of the Kleinhans Community Association and vice president of the Allentown Association, will lead a group of architecture students on a tour of Symphony Circle and Kleinhans Music Hall. Kleinhans Music Hall Management, Inc. has kindly agreed to allow the students to tour the hall.

Korydon H Smith, Assistant Professor of the School of Architecture at the University of Arkansas will be escorting 14 upper-level architecture students to Buffalo and they are interested in touring the world-famous Kleinhans Music Hall and Symphony Circle. Smith is an alumnus of the architecture program at the University of Buffalo and was able to tour Saarinen's masterpiece several years ago during the major renovation.


NYU ARTS & CRAFTS CONFERENCE TO FEATURE SYMPHONY CIRCLE ARCHITECTURE

From Thursday June 16 - Sunday, June 19, 2005, Lisa Koenigsberg, Ph.D., Advisor to the Dean for Arts Initiatives, School of Continuing and Professional Studies at NYU is planning their annual arts & crafts conference to be held in Buffalo. This year’s theme is "Crafting Community: Exploring Complexity and Contradiction." The theme will be crafting communities, examining different types of communities and the different kinds of objects and messages they produced; subjects will range from Gustav Stickley and Elbert Hubbard, to Adelaide Robineau and Keramic Studios to the Larkin Company and the community of architecture for which they were responsible.

Attendees will include about 125-200 participants from all across the U.S. Events that complement the formal sessions will include: receptions and tours of Trinity Church (architect: Cyrus K. Porter, 1884-86) filled with stained glass windows by Tiffany and La Farge and a chapel by Bertram Goodhue with windows by Harry Goodhue; Louis Sullivan’s Guaranty Building (1894-96); Frank Lloyd Wight’s Darwin D. Martin House complex (1902-06) and Graycliff (1926-27) and an evening at what remains of the Larkin Complex (1896-1915); Richard Upjohn’s St. Paul’s Cathedral (1849-51); Eliel and Eero Saarinen’s Kleinhans Music Hall (1938-40); Green & Wicks’ First Presbyterian Church (1889-91) with Tiffany windows; and Elbert Hubbard’s Roycroft community in East Aurora.

KLEINHANS COMMUNITY ASSOCIATION LEADS SPECIAL ARCHITECTURAL TOURS OF KLEINHANS MUSIC HALL

A very special concert and tour of Kleinhans Music Hall is planned for Saturday June 11, 2005. An "insiders" tour of Kleinhans Music Hall, followed by a concert featuring tunes by Buffalo's own Harold Arlen will be held. Please join us - but reserve your seat because space is limited.

In addition, two other architectural tours of Symphony Circle and Kleinhans Music hall are planned: June 18, 2005 and August 20, 2005. PLYMOUTH AVENUE HOUSE DOCUMENTATION PROJECT MAKES SIGNIFICANT PROGRESS

Significant progress has been made in the effort to document the structures on Plymouth Avenue between Hudson Street and Porter Avenue. Joseph P. Dallos, Jr. has been working to document the history of his historic Sidway homestead at 30 Plymouth Avenue and his newly acquired building at 18 Plymouth Avenue. David Hand of 96 Plymouth Avenue has uncovered some historic artifacts in his home including a calling card engravers' plate and household receipts from the first family to live in his home in the 19th century. David Granville and Chris Brown have interviewed several long-time residents of the neighborhood including Shirley Savo at 54 Plymouth Avenue. Granville and Brown have also conducted extensive research of the block and its association with the St. John, Spaulding and Sidway family, corresponding with members of the Sidway family, now living out of state. Dot Brown of 107 Plymouth Avenue has expressed interest and help with the project. A draft document has been produced and will be reviewed at the April KCA meeting.

Several Plymouth Avenue property owners have provided their title search for examination. To date, Joe Dallos of 30 Plymouth, Shirley Savo of 50-54 Plymouth, Jack Hunter, formerly of 31 Plymouth and David Hand of 96 Plymouth have provided their title searches for examination. The title searches have provided significant historic information. Plymouth Avenue, at the western boundary of the Allentown Historic Preservation District, boasts three City of Buffalo local historic landmarks.

PLYMOUTH AVENUE FEATURED IN SPRING 2005 EDITION OF WESTERN NEW YORK HERITAGE MAGAZINE

The Spring 2005 edition of Western New York Heritage Magazine will feature a story entitled "Images of Earliest Buffalo," and will present information on the St. John, Sidway and Spaulding families in Buffalo. The Sidway family lived in the neighborhood during the 19th century and maintained a large mansion on Hudson Street between Plymouth Avenue and West Avenue. The mansion was demolished in the 1890s, but the Historic Sidway Barn is still extant on Plymouth Avenue. PLYMOUTH VALIANT! BLOCK RECLAMATION PROJECT IS ON A ROLL

Several important changes have occurred within the last several months on the first block of Plymouth Avenue:

  • 31 Plymouth Avenue has sold to an owner-occupant who has renovated a major portion of the interior of the property.
  • 314 Hudson Street has sold to an owner-occupant who plans on renovating the property.
  • 18 Plymouth Avenue has sold to Joseph P. Dallos, Jr., who also owns 24-30 Plymouth. Mr. Dallos, who has been a great property owner, plans to renovate and restore the grand 18 Plymouth Avenue as his primary residence.
  • 306 Hudson Street has sold to Cathy George, a professor at Buffalo State College, who plans to renovate the property.
  • 23 and 44 Plymouth Avenue are scheduled to be renovated in 2005 by Heart of the City Neighborhoods, Inc.
  • 49 Plymouth Avenue, the property that has long been vacant, is now occupied.
  • 34 Plymouth Avenue, a long-vacant house has avoided demolition and will be restored.
  • 136 Cottage Street, the long-vacant beautiful brick Victorian house is being restored by architect Joe Delaney.

ORTON GARDENS POISED FOR ENHANCEMENTS IN 2005

The Kleinhans Community Association has applied for a grant to the GardenWalk organization to improve the fence at Orton Gardens, the community garden at 20 Orton Place. It is hoped that the chain-link fence that currently surrounds the garden will be replaced with a wooden picket fence.

In the meantime, Orton Gardeners will need to state their intention to adopt their garden bed from 2004. In 2004, the following gardeners had adopted beds:

The Kleinhans Community Association hosts an information booth
each year for the GardenWalk at Pennsylvania Street at Normal Avenue
staffed by volunteers. The volunteers assist GardenWalk attendees by
giving directions, welcoming them to the community and offering refreshing water.

GARDENWALK IS PLANNED FOR JULY 2005
=====================================

The GardenWalk is planned for Saturday July 30 and Sunday July 31, 2005. Many residents of the Kleinhans neighborhood participate in this event in a big way. Many homeowners open their gardens for the 2-day event and welcome hundreds of visitors to the neighborhood. The Kleinhans Community Association hopes that everyone who had their garden open for GardenWalk in 2004 also has their garden open in 2005. It's very important to the community and is the single most important thing that anyone can do to help the neighborhood. If you have a neighbor who is interested in gardening, encourage them to participate in the GardenWalk. For more information or to obtain an application, visit the official GardenWalk web site. In addition to residents opening their garden for GardenWalk, the KCA once again sponsored its information table next to Kleinhans Music Hall on the corner of Normal Avenue and Pennsylvania Street. Barbara O'Neill, Melissa Klein, Bill Lindner, Michael Miano, Joyce Berg, Dot Brown and Mary Anne Cassidy helped to staff the information table on both days. GardenWalk T-shirts were also sold to benefit the GardenWalk. At the end of the event, Dot Brown hosted a post-event party at her home at 107 Plymouth Avenue. Dinah Gamin helped by donating her water cooler for GardenWalk visitors.

Because the Coit House at 414 Virginia Street is being sold by the Allentown Association, Inc., the Kleinhans Community Association information table will be more important than ever in 2005. It's a familiar oasis where GardenWalk visitors can get information and water.

CAMPAIGN FOR GREATER BUFFALO TOURS WILL ONCE AGAIN FEATURE KLEINHANS NEIGHBORHOOD

NATIONAL OLMSTED GROUP TOURS SYMPHONY CIRCLE IN MAY

From May 19 - 22 The National Association of Olmsted Parks will be hosting its annual conference in Buffalo. This year's conference is called "It Takes a Partnership... SECRETS OF ALLENTOWN WEEKEND TOUR OF HISTORIC HOUSES SCHEDULED FOR SEPTEMBER 24 AND SEPTEMBER 25, 2005

Secrets of Allentown, Buffalo's premier historic house tour, will once again be scheduled for September. In recent years, the Kleinhans neighborhood has been well represented on the historic house tour. Past participants have included: Joe Gerace and Christopher Madson of 34 Orton Place; Dawn Drummer of 330 Hudson Street; Milly Castro of 303 Jersey Street and Hogan Restoration of 310 Jersey Street. Our ultimate goal is to produce a membership directory in book form that will be distributed to members of the Kleinhans Community Association. FREE LANDLORD TRAINING PROGRAM OFFERED

A free landlord training program will be offered on April 8, 2005 sponsored by the Save Our Streets Task Force. The training will be offered at the University at Buffalo South Campus, Squire Hall from 9 AM to 4:30 PM. Registration begins at 8:30 AM. If you are interested, you can register online.
